What is INUKI?

INUKI, is pointed to be a kind of business property method, at the rental tenant, by letting latest business situation property tenant succeeding almost the same as the last time, and the new property renter is going to start a new business.

 

Usually, in the case of the renter rents a rental tenant property, when the former renter shall return them according to the contract, newly installed household goods, facility, and interior decoration should be returned to the original situation.

Merits of INUKI property

  • ●As it can be opened with utilizing former tenant layout, it is not easy to be in designing trouble.

 

Smooth procedure of leaving out・moving in=inexpensive cost

Initial cost is very much before starting business at a usual tenant property.

 

Especially, a kind of property called「constructed body appearance」where the situation is with nothing except constructed body(structure to support building) in the property, its situation is without anything such as facility or interior decoration, so it is very costly.

 

Although even if facility and minimum interior decoration are already set up, it is rather costly only to set up interior decoration and moving in household goods.

It can be all set up only with minimum redecoration and adding to buy household goods and furnishings at INUKI property.

Demerits of INUKI property

 

There are also demerits, not only merits of course.

  • ●Bad interior decoration・facility situation may be succeeded, in that case, drastic repairing would be necessary.

Depending on the way of thinking or each property, the merits which we took up may become demerits as they are.

As the original interior decoration layout and facility should be succeeded to start business as they are, if you happen to have your own ideal tenant image, you may feel it inconvenient.

 

Although, when looking for a property after finding out ideal place, and exchanging rental contract, there may be a possibility of resolving by re-sticking so-called decorative cloth or so on to change the image.

 

As the laterst tenant image remains, there is a possibility of finding yourself succeeding bad impression

Opposite term of INUKI property=skeleton

Opposite term of「INUKI」is 「skeleton」.

 

Skeleton(property) is pointed to be, if we put it concretely,「Before leaving out a property, all which must be removed interior decorative」objects or the situation which has come to look like it.

 

However, according to the contract,

・●All of interior decorative backing material(Light gauge steel・wood) is (constructed body appearance).

・●Remaining interior decorative backing material

・●Remaining up to board material

 

and so on, there may be subtle difference. Normally, removed all of interior decorative backing material situation is called skeleton.

 

We will not explain more in detail this time here. However, skeleton merits・demerits are directly opposite to INUKI, which is the biggest merit. If we take up demerit, 「It is possible to make tenant interior decoration from zero, but, as we have to prepare everything and request all construction work, so the cost is high. Therefore, even if you should rent a property, it may not be possible to start the tenant business smoothly.」, which seems to be no more.

We so far explained what is INUKI? and what is its opposite term?

 

As to any tenant property, the most important point is, checking what has been the tenant contract situation same as tenant management, in the course of deciding tenant property.

보충으로서 이번에는 공사내용에 씌여져 있는 「이음새」에 대하여 조금 설명하겠습니다.

이음새」란 건축물등에 있어서 다른 구조물이 만나는 접합부분, 또는 그 접합부분에 있어서 처리랑 작업하는것을 말합니다. 시공을 할때 자재에 의한 다른점을 잘 파악하지 않으면 두가지 부재가 접하는 곳에서 잘 제대로 접합되지 않으면 「접합이 나쁘다」는 상태로 됩니다.

이음새는 설계랑 시공하는 기술자의 힘으로 결정된다고 합니다.

 

전부의 보드공사가 끝나면 퍼티처리를 시공합니다.

틈새에 나사의 울퉁불퉁함을 퍼티로 메꾸어 갑니다.

 

마지막에 보드에 도장,벽지공사가 끝나면 조명을 설치하고 천장의 공사는 끝납니다.
